Over the years I have been asked for advice on the many aspects of the property and building industry and with over three decades of experience I have helped people to avoid some of the pitfalls.
Therefore, I wanted make my experience more widely available and hence why I started Advanced Property Consultancy. Most people only interact with the property and building industries a handful of times in a lifetime, where I have been involved in the industry in both residential and commercial aspects for decades.

I have extensive knowledge and experience in senior management roles, within high profile companies, acting as Capital Works and Project Manager engaging with the Real Estate and Building industry. This as well as running my own businesses in both Real Estate and construction.
With a Diploma in Advanced Business Management, Project Management together with qualifications in Building and Construction Management as well as having been a licenced Real Estate Agent, Auctioneer and Business Broker. I also have held a Company Builders Licence, Loss Assessors Licence plus Tradesman certificate and two post trade certificates.
My intent is to make the experience involved with whatever contractor/service the client requires, to be clear and straight forward, plus I believe I can potentially reduce the associated costs involved, thus offsetting both my costs and other development related costs for the project.
With my many years of experience with both residential and commercial construction, plus being involved with the real estate industry for a long time, I will be able to assist clients with the following:

- Putting proposed new plans out to tender, to achieve the pest price and conditions
- The selection of a reputable real estate agent to either purchase or sell the client’s home.
- Engage a suitable Building Consultant to supply a Building Report.
- Engage a suitable Pest Inspector to supply a comprehensive Pest Report.
- Review both the Building and the Pest reports and explain the findings to the client.
- Seek quotations from reputable contractors to rectify the damaged items highlighted in these reports, if deemed necessary. Sometimes if these items are carried out, the sale price can be higher, or a reduction in the sale price can be negotiated to compensate for the proposed costs involved.
- Recommend a professional Architect to draw up suitable floor plans and lodge them with the local Council for DA and CC approval.
- This price then becomes a good benchmark for any builders tendering for the project.
- If a Quantity Surveyor (QS) is required for a project, assist the client to find a reputable Q.S. The QS will review the new dwelling or the proposed renovation plans and supply an estimated cost.
- Inspect the project before any Progress Payments are paid, to ensure the nominated work has been completed to a satisfactory standard.
- Engage an Engineer if required, for any part of the renovation or construction process.
- Recommend some local builders or trades contractors, to undertake any specific work to be carried out on a renovation or upgrade. Plus carry out a Fair-Trading license check on their past history.

- Review all quotations to see that everyone has quoted for the same work and quality of materials
- Assist with finding a suitable removalist and storage facility, if required.
- Arrange to have several quotations to supply and install a Solar Power system, if required. With electricity been so expense these days, Solar is a viable option that needs to be considered.
- The preparation of a realistic Scope of Works, specifically for the client’s project.
- Prepare a suitable Construction Program to assist the client better understand the overall construction or renovation process and time lines.
- Assist the client with any negotiations required with agents, builders, trades contractors, Architects, Councils, etc
- Engage a Private Certifier as opposed to going through the local Council, it has the potential to speed up the entire process on some occasions.
- Owner builder. Some people who have a reasonable building knowledge and have friends in the various trades required, undertake this process.The client becomes the licensed builder for the project and as such, also becomes the Head Contractor.
- They organise all of the trades and everything else relating to the construction of the new home or major renovations.
- Before embarking on this process, I could sit down with the client and run through all of the issues that they will need to consider and manage throughout the owner builder process.
- It obviously has the real potential to save a great deal of money, but there are a lot of stressful hurdles to be negotiated throughout the build.
